There is a particular kind of conversation that tends to happen in estate offices, in farmhouse kitchens, in the gaps between agenda items at meetings that have run too long. Someone starts talking about what they actually want to achieve. Not the scheme application, not the five-year plan, not the right answer. What they want. And then they stop, because it is harder to say out loud than they expected, and because they are not sure whether the person across the table has the breadth to hold it.

Kit Young has been in that room many times. She has spent twenty years working at the intersection of land, enterprise, and the kinds of complex private situations that do not fit neatly into any single advisor's brief. Her knowledge of how land actually works came from doing it: from farming operations navigating significant transition, from estate management at scale, from sitting alongside principals and trustees through decisions that will shape a landholding for a generation.

The people who understand the ecology often do not understand the economics. The people who can think strategically have often not spent time in the field. Kit sits at the point where those worlds meet, and has done for long enough to know which questions to ask and when to ask them.

She works across England, Scotland, and Wales and holds farming and nature together as a single conversation, without taking sides in a debate she thinks is often asking the wrong question.

Hay Consulting works with a small number of clients at any one time: private estates and family landholdings navigating change, rural enterprises holding commercial ambition and environmental responsibility together, and quietly complex private situations where what is needed is someone who can see the whole picture and stay the course.
